Level 2 Surveys
The level 2 Home Survey used to be called a Home Buyers Survey.
This survey is more extensive than the Level 1 Home Survey, providing the client with more extensive information. It focuses on a more extensive visual inspection of the general condition of the main elements of the property and grounds, but the surveyor won't open up the fabric of the building, and it is still without tests. Concealed areas normally open or used by the occupiers, such as roof spaces and basements, are inspected.
The report provided by the surveyor, whilst concise, should identify any evident construction and significant visible defects and include advice about repairs, any ongoing maintenance issues and if any further investigations are required to help you make an informed decision about buying a property, take into account any repairs needed and allow you to consider any further advice you should take before committing to purchasing a property.
Choose this survey if you're buying or selling a conventional home built from common building materials and in reasonable condition.
Quite often, clients also require a valuation, which would include the surveyor's professional opinion on the "market value" of the property.
